Former Royal Bank of Scotland office up for sale in Edinburgh


A 89,863 sq ft former Royal Bank of Scotland office in Edinburgh has been put on the market.
 
The stone and glass fronted Younger Building at Redheughs Avenue in South Gyle is the largest available Grade A office in the capital. It offers 295 car parking spaces and space for more than 1,100 employees and close to Edinburgh Park tram stop and station. 
 
Its new occupier will be able to influence the ‘look and feel’ by taking advantage of a fully costed refurbishment package which will include shower, changing and locker facilities.
 
It is close to the Gyle Shopping Centre and other shopping and leisure amenities, providing options for shopping and leisure.
 
Owner RBS announced nearly four years ago it was moving staff out of the building, moving staff to its Gogarburn HQ. The Younger Building is available to lease for £21 per sq ft per annum and is not currently subject to VAT. 
 
James Thomson, of joint letting agents Cushman & Wakefield, said: “With the city centre bereft of new space and little development under way, the availability of The Younger Building is an exciting opportunity for one or more progressive companies to occupy a very efficient and flexible building which can be tailored to match their work practices.”
 
Ben Reed, of joint letting agents JLL, said: “The ability to occupy a building which is so well connected to Edinburgh city centre, the airport, and the wider central belt is a rarity in the city at present, and to do so at a substantial discount to city centre occupation costs makes a compelling case for businesses to consider the Younger Building as an option.”
